Day 179 – Final Touches for Adair Homes New Home

We are right on schedule with closing; last week the trim carpenter was back to fix a few things and install the door hardware. A few of the cabinets were rubbing when they were closing and one of the drawers was missing some hardware. He finished up his work and everything seems to be working properly now.

The carpet installers were there last week as well. It took them a couple of days to get all the carpet installed and transitions in place.

Rain Garden Passes Inspection

The rain garden finally passed inspection! This really has been stressing me out the last few months. Waiting to hear back from different people from the city on what they wanted. The engineer on our project had given us a lot of incorrect information along the way and when I last spoke with him he said we needed to have a landscape architect come out to do the rain garden.

When I previously discussed this with the inspector they had said that we just needed to dig it deeper, put rock in it and use a special rain garden soil on top. We decided it would be faster to have an experienced landscaper do this. We ended up hiring out for this as we were running out of time and needed it to get done. In the end, the improvements that were done made the inspectors happy and the garden has passed inspection. I’m not convinced all of it was totally necessary and I think we could have done less to make it functional, but it would have taken more time to test it out. The good thing is that we’re passed that now!

Adair Homes Pre-Walk Through Meeting

We had a pre-walk through meeting last week as well. In preparation for this meeting we have been blue taping things as we saw them. Our site superintendent has been getting things fixed along the way, so a lot of it was taken care of already.

During the pre-walk through meeting we met with the site superintendent and looked around the room and discussed anything that might need to be fixed. This is the time to get anything fixed that you might have noticed along the way. As different sub-contractors come in, holes are drilled into the wall and the walls can get damaged. It helped to mention things along the way so that it didn’t leave a huge list of things to get done at the end. As we did our walk-through there were only a few items that we noticed that did not get fixed and would need to be addressed prior to closing.

Ducting in Wrong Location

On Saturday, our over the stove hood vent was supposed to be installed. The installer looked at it and right away and said he wasn’t going to be able to install it. The ducting for the hood is about two and half inches too far from the wall. The cover for the ducting is eight inches deep so it would not cover the duct if it was installed on the wall. The other issue that the installer was concerned about was that the outlet was in the middle of the wall, which would not allow enough room for the duct.

One option I thought might work would be to get a new hood, but after looking for new ones they all are about the same size. If we were to get a new one, we would have the same issue. It was a little surprising that Adair Homes did not have this placed at a standard distance from the wall. We are currently looking for options to make this work, so hopefully we have a solution soon.

The final inspection was supposed to be scheduled for next week, but with the issue with the stove hood we’ll see what happens.
