Reserve Date Meeting Overview

Yesterday, we had our Reserve Date Meeting with the pre-construction administrator. We had been working with the sales consultant up until this point, but from here on out we will now be working with the pre-construction administrator. The purpose of this meeting was to set a start day for building and to discuss what needs to get done prior to this date.

The drafting department gave an approximate completion time of 42 days to have the plans drafted, so the next step in the process from Adair Homes would is set from this date.

Important Dates

April 26th – Pre-construction meeting
May 8 – Submit building permits to city
June 19 – Permits complete (estimated 5-6 weeks from submission)
July 5 – Site work complete and temporary utilities in place. Also, we need to have a porta-potty on site.
July 7 – Site verification completed by superintendent
July 11 – Price protection expiration
July 12 – Start foundation!!!

Important Tasks That Need to be Completed Prior to Foundation

Funding – needs to be completed before July 11 but we’re hoping to have this done soon. We are currently waiting on a bid from an excavator and then we should be good to submit this.

Demolition/Excavation – Typically, we would have to wait to have construction permits prior to move any dirt around, but since we are removing a structure we will need a demolition permit. With the demo permit we will be able to start some of the excavation prior to having the building permits, so hopefully this allows us to get all this done sooner than normal.

Permits – will need to submit permits with the help of Adair Homes.

Temporary electric service installed

Portable sanitation unit

Running water – will need this for demo so should already be set up.

Sewage – the current home on the site is already hooked up to city sewage, so we should be able to hook back up to this.

Corner irons and stakes need to be in place

Summary

July 12 is the date we set to start foundation, and we hope to have most of this done sooner than expected. It’s hard to plan for everything, but the earlier we can complete each task the better off we will be. We’re excited to have a start date on the calendar and are looking forward to all that is to come. Hopefully, everything goes smoothly!
